Our client turned to Mayberry Workshop for our expertise in Multifamily Design and Entitlements on this half acre infill lot, missing from the development activity in the East Willow Glen area.

The long narrow lot adjacent to single family homes had its challenges. With increased development potential of the General Plan the project would have required Planned Development Zoning change, giving the project extra scrutiny with uncertain hearing process. The zoning supported multifamily however the development standards didn’t meet the economic goals of our client with unit yields. Furthermore inclusionary housing fees would turn this project upside down for the developers.

Mayberry Workshop proposed affordable housing density bonus as an asset to our client. By providing the onsite affordable, not only does the community get much needed housing at a price point needed for the service sector, we were able to create a project that tipped the scales in favor of development. On site affordable housing yields a density bonus, as well as development incentives that can break development standards. we utilized two stories of height increase to the create a 5 over podium parking strategy. Reduced the required Open Space requirement, which increased the amount of sellable square foot available and also proceeded with a compliant Site Development Application, which didn’t require Planning Commission hearings.

Parking provided at a single, surface level parking garage utilizing mechanized parking stackers to increase efficiency in the parking arrangement and reduce the need for subterranean parking, with high water tables near the creek, this would have been a costly endeavor.
