The developer of this long, narrow site was looking to maximize its value to accommodate a multi-family complex. Not knowing how to fit the city's retail, parking and outdoor space requirements and achieve their development pro forma, they turned to Adam to study the site and its possibilities. 

With his expertise in development economics and the city's zoning regulations, Adam took advantage of a nuance in the zoning code to achieve a density of 98 units, much more than the anticipated cap of 40. Apartment sizes range from 300 to 500 SF and include a mix of studio and one-bedroom layouts. 

The building is designed as two structures with a courtyard to help break down the building mass along 300 feet of streetfront. Retail and parking are located on the ends of the building, while a rooftop garden provides outdoor space without taking up valuable lot space. 

This project serves as an example of how modern architecture can fit into the beach town of Santa Cruz - and is the first large scale successful Single Ownership Unit ordinance project in the CIty.

Adam completed full feasibility, study, entitlements and consultant coordination of this project while employed at Swenson.
