Example property evaluation

Here is what a property feasibility video looks like: real zoning, real options, explained in plain English.

Possibilities

What could fit on your lot?

Pick the type of property that sounds like yours. Rules vary by city, and your evaluation confirms exactly what applies to your address.

Up to 4+ homes

Most California single-family lots can add an ADU and a junior ADU, and many can also use SB 9 to split the lot or build a duplex.

Backyard ADU

A separate small home in the yard. Cities must allow at least 800 sq ft, and many allow up to 1,200 sq ft.

Junior ADU

A compact unit of up to 500 sq ft carved out of your existing house, perfect for family or a renter.

Garage conversion

Turn an existing garage into a home, often the fastest and most affordable way to add a unit.

SB 9 split or duplex

Split one lot into two, or build two homes on each, for up to four homes where your lot qualifies.

Up to 10 starter homes

⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂

Thanks to SB 1123, an empty lot zoned for one house (up to 1.5 acres) can now be divided into as many as 10 small lots, each with its own home for sale.

Starter-home cluster

Small detached or attached homes on their own lots, sized for first-time buyers.

Fast approval

Approved by city staff within 60 days, with no public hearing and no CEQA review.

ADUs on top

Where your city allows it, ADUs can be added and don't count toward the 10-home limit.

Lot must be vacant

SB 1123 is for empty lots. If there's a house today, SB 9 and ADUs may be the better path.

Up to 10 homes, or up to 8 ADUs

⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂ ⌂

On land zoned for apartments, SB 684 lets you create up to 10 for-sale starter homes. Existing apartment buildings can often add backyard ADUs instead.

SB 684 starter homes

Split a multifamily lot under 5 acres into up to 10 lots, each with a home you can sell.

Detached ADUs

Lots with existing apartments can add up to 8 detached ADUs, depending on how many units are there today.

Conversion units

Unused storage rooms, attics or garages inside the building can become new homes.

Bigger projects

Need more than 10 homes? We also design and entitle larger multifamily projects.

Starter homes

SB 684 and SB 1123, in plain English

Two California laws that make it much easier to build small groups of starter homes for sale.

SB 684 · in effect since 2024

Starter homes on multifamily-zoned lots

The short version: if your lot is zoned for apartments and is under 5 acres, you can split it into as many as 10 lots and build up to 10 homes, each on its own piece of land you can sell.

  • Approved by staff, not at a public hearing, and decided within 60 days
  • No lengthy environmental review (CEQA)
  • Cities cannot use setbacks, parking or size limits to block the homes
  • Homes stay modest: about 1,750 sq ft on average

SB 1123 · in effect since July 2025

The same idea, now for vacant single-family lots

The short version: an empty lot zoned for a single house, up to 1.5 acres, can now become as many as 10 starter homes using the same fast approval.

  • The lot has to be vacant, with no home on it
  • Up to 10 homes, with ADUs possible on top where the city allows
  • Same staff approval and no CEQA review
  • Built for entry-level homeownership, not just rentals

Neither law applies in very high fire hazard zones, on farmland or wetlands, or where it would displace existing tenants. This is a plain-English summary, not legal advice; your evaluation checks the details for your property.
